– Павел Николаевич, что происходит с землями «Совхоза имени Ленина»? Ходят слухи, что часть земель готовятся на продажу. Кто это делает и с какой целью?
Когда мы начали изучать состояние дел в совхозе, то первое, что поразило – масштабность планов по выводу земель предприятия. Изначально было известно только о сделке по продаже участка компании ИКЕА. Эта сделка не состоялась. Затем мы узнали о попытке отдать под застройку участок недалеко от завода «Газпрома». Следом выяснились подробности подготовки ещё одного участка – под строительство ЖК «Дивное-Сити». Мы предполагаем, что это только малая часть того, пытается провернуть нынешнее руководство ЗАО «Совхоз имени Ленина».
– Почему нельзя установить точное количество земли, которую хотят продать? Что мешает?
Информация крайне скудная. Причина в том, что все сделки проводятся не от имени ЗАО. Земля передаётся в ведение неких фирм, которые ведут переговоры и готовят документы на продажу. Покупатели тоже себя не афишируют. Поэтому установить все факты подобных сделок достаточно сложно.
– Ваша позиция относительно таких действий нынешнего руководства ЗАО?
Компания «РОТА-АГРО» категорически против распродажи земель совхоза. Более того, мы стараемся не допустить вывода совхозных земель при помощи сомнительных схем. Это ущерб для предприятия с одной стороны и попытка отдельных руководителей нажиться на продаже земли – с другой.
– На Ваш взгляд, кто стоит за этими попытками?
Без участия Павла Грудинина такие сделки невозможны. Но есть сомнение, что он делает это по личной инициативе. Возможно, менеджмент убедил его, что надо урвать побольше, перед тем как сменится руководство ЗАО.
Судом наложены ограничения на распоряжение имуществом акционерного общества. Однако мы не знаем, что они уже успели предпринять. Есть опасения, что какие-то участки могут быть выведены из ЗАО, проданы или обещаны кому-то.
– В сентябре Вы говорили о том, что «РОТА-АГРО» будет поддерживать социальные проекты в посёлке. Что уже успели сделать?
Осенью нам пришлось решать много срочных задач. Например, нужно было организовать автобусы для перевозки детей в бассейн, потому что ЗАО отказалось это делать. Мы оперативно отреагировали – дети не лишились спортивных занятий.
– Были крупные вложение в социальную сферу. На какую сумму?
Да, к нам обратился совет школы с просьбой помочь обновить компьютерное оборудование. В этом случае решение принималось тоже быстро – 3 миллиона рублей были выделены на закупку 25 новых ноутбуков, экранов, проекторов, принтеров, различных расходных материалов.
Помимо этого, мы установили домофон на калитку внешнего периметра школы, это необходимо по требованиям безопасности. По просьбе родителей организовали горячее питание для групп продлённого дня.
– А кроме школы, по каким направлениям ещё ведётся работа?
Совместно с общественным движением «За совхоз! За людей! За достойное будущее!» мы провели несколько праздников в посёлке, благотворительные акции, помогли незаслуженно забытым пенсионерам ЗАО, организовали для некоторых из них отдых в Сочи.
– Вы говорили, что «РОТА-АГРО» возьмёт на себя обязательства по долгам сотрудников ЗАО «Совхоз имени Ленина» за квартиры. Ничего не изменилось?
Я уже говорил об этом и ещё раз повторю, все долги сотрудников за квартиры, которые принадлежали совхозу, будут аннулированы. Вгонять людей в кабалу «РОТА-АГРО» считает неэтичным и бесперспективным.
– Как Вы оцениваете состояние сферы ЖКХ в посёлке?
У нас есть вопросы к местной управляющей компании, которая на 100% принадлежит ЗАО. Много нареканий со стороны жителей. В частности, не устраивает слабая подготовка к проведению капремонта домов, отсутствие взаимодействия с жителями – УК не проводит общие собрания жильцов.
Есть информация, что управляющая компания испытывает трудности с рабочими руками и уровнем зарплаты.
Мы считаем, что зарплаты надо не просто сохранять на уровне, но и серьёзно повышать. Это касается не только УК, но всего ЗАО.
– Как получилось, что в последнее время культура стала главным «полем битвы» в совхозе?
Мы видим, что нынешнее нелегитимное руководство ЗАО занимается откровенным шантажом жителей посёлка и коллектива муниципального центра культуры. Когда история с «Золотой осенью» только начиналась, я подумал, что это нелепая случайность. Возможно, Павлу Грудинину срочно понадобилось помещение, и он был вынужден выселить клуб пожилых людей. Однако потом стало ясно, что эти «управленцы» в своих, мягко говоря, неблагородных целях решили таким образом терроризировать жителей.
– А как, на ваш взгляд, можно было разрешить ситуацию с ДК?
Решение простое – заключить договор аренды, получать деньги, которые были заложены в бюджете Ленинского городского округа, и договариваться о дальнейших действиях. Ремонт, который якобы требуется ДК, можно было подготовить в рабочем режиме: сделать проекты, рассчитать сметы. «РОТА-АГРО» готова поддерживать такие планы. Но брать в заложники коллектив, третировать людей, устраивать скандалы – всё это больно бьёт по репутации нашего акционерного общества. Так вести себя нельзя. Не по-мужски это и не по-деловому.
– Вы упомянули о репутации «Совхоза имени Ленина». Как это отражается на деловом климате вокруг предприятия?
Нам постоянно задают вопросы: зачем Павел Грудинин распродаёт земли, почему у ЗАО нет открытых планов развития, почему зарплаты на предприятии не дотягивают до рыночных и т.п. Вокруг предприятия множатся слухи, а это не идёт на пользу бизнесу. Мы находимся в сложной ситуации, каждая негативная публикация в деловых СМИ отражается на выручке и прибыли. Это необходимо срочно исправлять.
– Что в ближайших планах у «РОТА-АГРО»?
Мы приступаем к весенним полевым работам. В этом году они пройдут на площади более 4 тыс. гектаров. Сеем однолетние и многолетние травы, кукурузу, овёс, яровую пшеницу и ячмень. Впервые в этом году будем сеять горох, пока на 60 гектарах, если опыт окажется удачным, в будущем, площадь под эту культуру увеличим. Всего под собственную кормовую базу у нас отведено 7,5 тыс. гектаров.
– Какая ситуация по молочному производству? Злые языки говорят, что производство молока не растёт…
Агрохолдинг «РОТА-АГРО» – один из крупнейших производителей молока в Московской области. На фермах «РОТА-АГРО Благовещенье» и ООО «Совхоз Архангельский» содержится около 6 тыс. голов крупного рогатого скота. Надои составляют порядка 20 тыс. тонн высококачественного молока в год. И мы не останавливаемся на этом, а продолжаем работать над повышением продуктивности нашего молочного стада.
Кроме этого, с 2018 года мы развиваем молочное овцеводство и занимаемся производством сыров из овечьего, козьего и коровьего молока. У нас в линейке сейчас более 10 видов сыров по французским, испанским и итальянским технологиям. Производства расположены в Краснодарском крае и в Московской области – в Наро-Фоминске. Сейчас прорабатываем вопрос о строительстве сырного завода в Ленинском городском округе, который, кстати, даст около 200 новых рабочих мест для жителей.
Поэтому совершенно точно могу сказать, что мы продолжим наращивать и объёмы производства молока, и в целом развивать экономику округа.
– Как складывается ситуация с планами «Совхоза имени Ленина»?
Всё складывается очень непросто. Вместо того чтобы развивать сельхозпредприятие, Павел Грудинин топит его в бесконечных судебных тяжбах. Время, которое мы могли уделять решению производственных задач, мы тратим на то, чтобы справляться с очередными возникающими конфликтными ситуациями.
– Какие у Вас есть пожелания для жителей посёлка?
Не верьте лжи и пустым словам о том, что предприятие развалится и закроется. Мы наращиваем обороты по всем направлениям: в производстве молока, сыров, увеличиваем посевные площади под кормовую базу. И мы видим перспективы ЗАО «Совхоз имени Ленина» в развитии сельхозпроизводства.
Те, кто сегодня бегают по совхозу и несут чушь – это мелкая группа шарлатанов, которых отлучили от кормушки. Они перестали получать почти бесплатные квартиры, им перестали перепадать откаты и многомиллионные премии. Для них – это попытка вернуть себе былые позиции, но этого не будет. «Хотелки» нынешнего менеджмента нас не интересуют.
